Let’s talk about those instant home value estimates – like Zillow’s "Zestimate."
As a Realtor who’s helped many homeowners in Colorado navigate the selling process, I can tell you: Zillow estimates can be a helpful starting point – but they should never be your final answer.
Here’s why relying solely on instant valuations can be risky, and what you should do instead.
What Zillow Can’t See

Online estimators like Zillow and Redfin use automated valuation models (AVMs). These are algorithms that pull data from public records, recent home sales, square footage, lot size, and a few other generic inputs.
But here’s what they can’t see:
- You just remodeled your kitchen with high-end finishes? Zillow doesn’t know.
- Your home backs to a beautiful open space instead of a busy road? It can’t see that either.
- Your house is in pristine condition while the comp down the street needs new everything? Not factored in.
These tools are simply not equipped to evaluate the real-world nuances that can drastically affect a home’s value.
Even Zillow itself admits their estimates can be off by as much as 5% or more, and that’s in markets where data is plentiful. In some areas, the margin is much wider.
Real Pricing Requires Real Expertise

Here’s the truth: Numbers matter. But they aren’t the whole story.
I use data tools too, and I always pull comparable sales. But what makes the difference is my experience, local insight, and ability to see what algorithms can’t:
- The upgrades you’ve made
- The condition of your home
- The location and setting
- The feel and flow of the space
- The emotional response it creates in buyers
I also know what buyers in our Colorado market are looking for right now. That means I can position your home to attract the right people, not just throw out a price and hope it sticks.
